The conditions of this community continue to decline.  Lawns are not well maintained.  Weeds are growing everywhere.  Most lawns are burnt dead grass.  The service seems to be reduced to cost saving basic mowing.....of course residents have not received a discount.

Spiders, Wasps and Insects are allowed to overpopulate areas like the Clubhouse and Mail building.  Mail is something everyone has to pickup.  The odds are great something will be crawling on your body during the short mail visit. The clubhouse can be avoided along with other infested areas.

If purchasing a home here one really needs to inspect the "common areas" .

For the average Monthly HOA fee about $200 it is not worth it.  Consider how much basic lawn service would cost.....but at least you would have a say in the upkeep and quality.

Will the Home owner association ever step up and do the required weekly maintenece????  Probably not

Will residents ever be treated with the respect they should have for buying here with a normal Mail location?  Probably not

The Mailbox Kiosk. Located by the clubhouse.  It is just feet from the lake(if your like most people you are thinking WHY DID THEY DO THAT????).  It has 2 mailbox indented sections 4 or 5 feet wide inside and possible 7 feet high, and 2 outside ones.  You are lucky if you are on the outside.   One indented section is located on the rear  facing the lake.  The other is on the front side facing the parking lot.

What can you expect from your indented mail cove trap?  

Well, every day you are greeted to increasing numbers of pests.  

Poisonous Spiders Such as Black widow are free to make webs, lay eggs and multiply.  Mailboxes are being over run.  When opening your mailbox unseen spiders may be inside.  Spiders will end up on your body either from the inside of mailbox,  falling from ceiling, a web unseen laying across or some other way.

Wasps are defending the nests they build.  Nests are inside the indented coves and on outside.  Wasps also invade the inside outgoing drop off mail slot of the mail kiosk.  Local residents and mail carriers are the ones who battle this daily.  The HOA to pocket residents money has left the kiosk un-maintained .  The Access Residential Management does not care about the safety of its residents or appearance of the community .  The clubhouse has also gone the same route. But thankfully there is great height to the ceilings and you are not trapped inside like the mail section.   

Mosquito's that carry illness are helping to line the walls.  You will see insects you have never seen.

Mail, safely can not be collected after dark because lighting is almost non existent.  The inside of the coves are black.  And lake creatures could ambush by cover of dark.

Waterleigh When the downfall started

During the home buying process Waterleigh was promised to be a top managed community.
 The home owners association (HOA)  Access Residential Management was talked up to be a great HOA that will be on top of maintenence and make this community the best.  Included in the expensive HOA charges was supposed to be water for the sprinklers.  That changed quickly.  Water is a separate bill.  So if your sprinkler heads bust open and the HOA can not get around to repair for days that sprinklers water flooding will be on your bill.  You may also pay for sprinkler head repair even if it is not your fault...such as the landscapers break it.  If landscapers damage your home and you do not view it you are responsible for the damage.  Another small benefit

Landscaping is included.  Mowing, Plant/tree trimming(this is not done anymore) and replacement.  Currently residents can be seen trimming their own plants and bushes as landscaping seems to be only lawn moving.


The 2014/2015 phase one home buyers had their mailboxes located within a few homes walking distance.  This is very common in Communities.



The BIG SURPRISE  January 16th 2016.  A single mailbox kiosk building is built within several feet of the huge lake.  Elderly Residents, those on a budget, that depend on walking for their mail now have to drive daily.

Waterleigh(notice its spelled wrong by Access residential management HOA) Residents Are forced to use a mailbox Kiosk As far as a mile down the road.  The builder deceived future and current home buyers. Mailbox change should of been made clear from the start
